    2. Conditional Use Permits: A Conditional Use Permit is required when a Property Owner wishes to utilize property for a particular use that is permitted by Saint Louis or other municipality, but which is not allowed as a matter of right within a Zoning District.
    3. Re-Zoning: To request a change in the Zoning Classification of a neighborhood or property, usually to allow for more intense property uses.
    4. Subdividing the Real Estate: The act of dividing one parcel into multiple lots for the purpose of developing the property.
    5. Site Plan Review: Developers must submit a Site Plan to the Planning and Zoning Board, or other governmental body, for review and approval prior to the beginning of construction. The reviewing board will then determine if all of the Zoning Code requirements (i.e. setbacks, landscaping, buffers, etc.) are being addressed and whether to approve or reject the Site Plan.
    6. Variances: Variances are exceptions to the existing Zoning. There are two (2) types of Variances: Use and Area
  4. Floodplain Development Analysis
  5. Infrastructure Development
  6. Building Permits
  7. Administrative Appeals
